Rising Gas & Electricity prices!

Introduction

There is no place like home and your home will almost certainly be your biggest investment in your lifetime so making sure that it will sell for its maximum value when the time comes is very important.

It is amazing the extent to what people do to raise the value of their home, and quite honestly, the majority do not have a clue on how to achieve this so in this article, you will learn simple and powerful tricks to really pump up the value of your home by making some simple changes to your kitchen.

According to a 2004 survey by a Kitchen Remodeling magazine, a mid-range kitchen renovation yielded the highest return on investment, at a whopping 92.9%! Lets be honest, a kitchen renovation sounds very expensive but worry not as there are many simple things you can do that will be cheap and effective.

Kitchen Worktops

The simplest option and the biggest impact is to revamp your kitchen worktops. If you have inherited a tired old kitchen, one way to give it a new look is to update the worktops. It'll take some time and patience, but you could tile over your old one. Rub down your old worktop first to get a key for the adhesive and new tiles, and then using small nails or panel pins, secure a length of battening along the front of the worktop, deep enough to cover both the worktop itself and a layer of tiles.

You can either color this wood afterwards using wood stain, or paint to match your kitchen. Remember though that worktop tiles have to withstand heat from pots and pans, so buy special worktop tiles or flooring-grade tiles. Since these are tougher than normal, you'll have to borrow or invest in a heavy-duty tile cutter that can handles tiles of 10mm (around 1/2in) or more thick. Try to plan your worktop so that you can use multiples of tiles without the need for excessive cutting. This will give you a much neater finish.

Use a waterproof adhesive and space the tiles with the larger spacers normally used for floor tiles. Finish with waterproof grout and seal the joint between worktop and wall with a silicone sealant or with a plastic edging strip.

If this all seems a little labor intensive, you might consider investing in a new worktop after all. And it doesn't have to cost the earth. Stores such as Ikea, Wickes offer cheap options whilst paying for that extra bit of quality from a store such as Barncrest could may dividends when it comes to sell and get the most value for your house.

For around £100 to £250, you can get a brand new kitchen backsplash installed in your kitchen, usually tile, stainless steel, glass, or granite. This is installed on the wall space between a countertop and cabinet and serves as a beautiful and functional background in your kitchen.

As you can imagine, there are a variety of styles in kitchen backsplashes, ranging from low to premium price. Typically, glass and stainless steel are the least expensive, while ceramic tile and granite are the most expensive.

Kitchen Cabinets

Are your kitchen cabinets looking dated? Another inexpensive kitchen renovation that can bring in big returns are re-facing the cabinets rather than replacing them. There are many websites offering tips and advice on this subject including Hometips.com and faceyourkitchen.com
